Our philosophy is to get our hands dirty and stay close to our investments. Through our partners, Elm City Property Management and Grain Builders, we act as co-investors in our projects. We seek to maximize return by driving down development costs and increasing lease up rates with aggressive marketing tactics.
In addition, we seek to add value to our investments through partnerships. We believe to truly drive value in a property, it is important to drive value for the tenants and the community. Towards that end, we seek to establish relationships with community groups, such as churches and community gardens, in addition to providing subsidy opportunities for tenants to join fitness clubs or family centers.
Although financial returns are our primary focus, we consider ourselves a triple-bottom line investment firm – interested in the financial, social and environmental impact of our work.
